An agent who has a 100% chance of selling your property will invest more energy, time and effort into finding a buyer. It also eliminates the chaos that can ensue with a multiple listing – especially if you are not in the area to manAge the activity on the property not to mention the chance of a double commission claim should a certain buyer be introduced to your property by more than one agent. However a sole mandate should never be awarded without an agent supplying a comprehensive marketing plan outlining the activities the agent plans to undertake in order to sell your property.
